You can price a driveway perfectly and still lose the job to logistics. No outside tap means a bowser or a hose through a kitchen window; no power means a generator. Both change the price and the equipment on the van.

Should I offer sealing as an upsell?

Give them comparisons - a single driveway, a double driveway, a parking space. Asking for square metres produces numbers you can't trust.
