Should this form be per property or generic?
Generic with the property as a field, and put the link on every listing with a tracking parameter. One form, one list, and you still know which property each enquiry is about.
How do I know which portal an enquiry came from?
Add a parameter to each link - one per portal or campaign - and it's stored with the response. No cookies, no analytics needed.
Will I get spam?
Far less than a published email address. Every form carries a hidden trap field that automated submitters fill in and humans never see, and those submissions are silently discarded.
