Buyer Consultation Form

A buyer consultation form separates buyers who can proceed from buyers who are dreaming. Mortgage status, deposit, chain position and timeline do almost all of that work.

Proceedability, not budget

Two buyers with the same budget are worth completely different amounts of your time: one has an agreement in principle and nothing to sell, the other likes looking at houses on Sunday. Budget doesn't distinguish them - proceedability does.

So this template asks about mortgage status, deposit, and whether they have a property to sell and how far along it is. Those three answers tell you who to call first, which in a fast market is the entire job.

Why ask it all up front

Half-finished information is worse than none: it looks like you can begin, and then you can't. A client who fills in one page has told you enough to quote, schedule and prepare - without a single back-and-forth.

It also sets the tone. A form that asks precisely, and only once, reads as a business that has done this before. That impression is doing real work while your competitor is still emailing "quick question".

Buyers, sellers and viewings all need different questions

A buyer needs budget, area and timing; a seller needs an address and a reason for moving; a viewing needs a date and a phone number. One "contact us" box serves none of them well.

Questions

Won't asking about finances put buyers off?

Serious buyers expect it and are relieved to be taken seriously. The ones it deters were going to waste three Saturdays of viewings.

Should I ask about must-haves and deal-breakers?

Both, separately. Deal-breakers are more useful - they stop you sending properties that were never going to work, which is what makes a buyer stop reading your emails.

Can I add or remove questions?

Yes - every question here is a starting point. Add your own, delete what doesn't apply, reorder by dragging, and make anything required or optional. Saving publishes the change immediately.

Where do the answers go?
