Registration is how a barking complaint gets resolved
Without a register, a noise or fouling complaint is a mystery. With one, the board knows which units have dogs, what they look like, and how to reach the owner - which usually resolves it with one polite conversation rather than a formal process.
The other reason is insurance and liability. Most governing documents set weight or breed limits and require vaccinations; collecting those with an expiry date means the board can see who is due a renewal rather than finding out after an incident.
Registration that closes itself
The worst version of this is taking registrations you can't honour. Close the form when you're full and everyone with the link sees that immediately, instead of signing up and finding out later.

Questions
Can we ask about breed restrictions?
Ask what your governing documents actually require, and be careful: breed-specific rules are unenforceable or unlawful in some places, and insurers differ. Take advice before relying on a breed list.
What about service and assistance animals?
Include an option for them and treat them separately - in most jurisdictions they are not pets and cannot be refused or charged for. Say so on the form.
Can I stop registrations when we're full?
Yes. Close the form and the link shows a short closed page, so nobody registers for a place that doesn't exist. Reopen it in one click if space frees up.
Can I collect one registration per person or per group?
Either. Many people ask for the group size and the names in one text box; others publish the link and ask everyone to fill it in individually.
